Relocating to a North Las Vegas New Home—Sight-Unseen!

One of the unusual situations that sometimes crops up in North Las Vegas real estate is one where the buyer purchases a house without ever seeing it. This may sound nuts—but there are circumstances (more than you’d think) where it can be the only practical solution.
Wholesalers and house-flippers, for instance, sometimes simply haven’t time to visit every property they suspect is a great buy. Other times, buyers might be relocating to North Las Vegas from out of state (or even out of the country) under a timetable that doesn’t allow them an extra visit—or even a first visit! According to the latest full-year data from the National Association of Realtors®, home sales to foreign buyers amounted to $68 billion!
As you’d guess, the risks of purchasing a house sight-unseen when relocating to North Las Vegas remain stark. Nonetheless, there are ways such buyers can protect themselves:
Adding a contractual walk-though contingency—one which allows a final walk-though before signing at closing—is the surest protection. Sellers aren’t obligated to accept such a contingency (and in a competitive market it’s less likely to be acceptable), but if it’s allowed, it’s also a sign that the property is likely to pass muster.
The odds of a good “sight-unseen” result when relocating to North Las Vegas grow significantly better when you present your agent with a clear list of requirements. Some important factors outside of specific house metrics could be the quality of local schools, transportation links and commuting times, crime rates, shopping and entertainment and recreation area access.
It is especially important to hire a first-class home inspector. When you can’t visit the property yourself, your inspector can be the trained eyes that prevent your inheriting unneeded maintenance issues. If the listing doesn’t give you a clear idea of how the home is laid out, requesting a video of both interior and exterior of the property is a good idea. If one isn’t available, don’t be shy about asking your agent to make a walk-through video for you.
For anyone relocating to North Las Vegas when a ‘sight-unseen’ home purchase is necessary, choosing the best-qualified Realtor and inspector couldn’t be more important. In that situation, they become your ears and eyes on the ground!

Surprising Reasons North Las Vegas Smart Homes May Sell for More

http://www.vipdreamhomes.com/listings/minprice/160000/maxprice/300000/areas/45343/
SMART HOMES!

With cars, TVs—even watches—getting connected through WiFi and wireless telephones, it’s small wonder that “Smart Homes” are here, too. According to Forbes, companies offering smart homes technology will be a $35.6 billion industry within just three years. They already offer North Las Vegas homeowners an array of connected appliances, security systems and even HVAC systems.
From what I’ve seen, their marketing has highlighted the convenience factor—but if that seems to be more sizzle than steak, here are some surprisingly substantial reasons why you might consider upgrading your own place into one of North Las Vegas smart homes:
Your current security system gives you peace of mind whenever you’re out of town. But have you ever wondered whether you remembered to lock the back door? Smart homes let you click a function on your phone that commands the home to lock itself! The same app can also send you a live video feed of the interior and exterior of your home.
In addition to securing the premises, North Las Vegas smart homes can help you prevent home accidents. Smart appliances can be controlled via mobile apps which allow you to turn off ovens, stovetops, microwaves and even washing machines from anywhere you establish a WiFi connection. This minimizes the risk of the kind of home fires which can be caused by unattended appliances. (If you’re thinking that homeowner insurance premium discounts may soon be offered for connected homes: the Wall Street Journal reports that they already are!)
Major manufacturers GE, LG and Samsung have introduced complete lines of connected appliances controlled via mobile phone, eliminating the need to physically get up to adjust settings. Think how, especially for the elderly and handicapped, this would meaningfully enhance their quality of life—maybe even extending their ability to live at home without assistance. For all age brackets, being able to effortlessly control lighting, heating and air conditioning at the touch of a device screen will inevitably result in practical energy savings; and that raises perhaps the most important selling point for smart homes technology—
Increasing the value of North Las Vegas smart homes when they come up for sale. The practicality of smart homes is already especially appealing to the growing number of tech-savvy buyers.
If you’re comparing home upgrades prior to putting your own North Las Vegas home on the market, I’m here to help you choose which (if any) are likely to add the most value. Call me anytime to discuss your short and long term plans!

Beyond Comfort—Choosing Your North Las Vegas Realty Company

When it comes time to put your home on the market, one key early decision is which Nortth Las Vegas realty company will be your sales partner. Of course, you will choose someone you feel comfortable working with, but there are further hard-nosed criteria that can help guide your choice:
Experience in Our Market
There’s nothing wrong with giving a brand new real estate school graduate a try, but especially if it’s important to sell quickly, you’ll want to work with a professional with demonstrated local experience. For openers, those agents know more about the history and direction of home sales in North Las Vegas—they’ve been participants! That’s first-hand knowledge that will be vital in helping you arrive at a smart asking price. You’ll find that the experienced agents also have a smartphone loaded with the kind of established connections that help accelerate any sale.
But your agent isn’t a one-person show. A lot of hard work goes into selling a property—from creating the listing on MLS directories to maintaining a web experience and promoting your property through the maze of marketing channels. The Las Vegas realty company that’s your agent’s home base will determine the efficiency with which it all gets done.
Membership in the National Association of Realtors
One thing you will notice in your search for a realtycompany in North Las Vegas is that not all real estate agents are NAR members. Choosing an active member means working with a pro who is bound by the strict NAR Code of Ethics, who is also a member of the local Real Estate Board—with the accompanying connections and resources that bestows.
Proven Track Record
It’s also a good idea to aim for an agent with a history representing properties in your price range. A Realtor whose experience is confined to homes sold at the $150-200K price point may never have dealt with luxury properties. If that’s your market, you will want an agent—and a North Las Vegas realty company—with that kind of track record.
Finding a North Las Vegas real estate agent to represent your home is just one of many steps that will lead to the successful sale of your property. I welcome the opportunity to meet to explore whether we are the right fit to get you top dollar for your home!

Child’s College Housing Bill—Well-Disguised Opportunity?

http://www.vipdreamhomes.com
It could be considered a magic trick that will have the audience gasping in disbelief: turning one of your child’s college expenses into (drumroll, please)…a profit!
Setting the stage for this trick will take some doing. Consider the magician to be the parent of a North Las Vegas high school age child. This should be someone who subscribes to the overall philosophy of regarding every potential catastrophe as nothing more than a well-disguised opportunity.
When this magician reads that college tuition and fees are now $22,000-$30,000 per year, and that the average cost of room and board in 2013-2014 will range from $9,500 at a 4-year public college to $10,830 at a private school, he doesn’t quake in terror. Instead, he thinks, “opportunity!
After all, this is someone who sees a lemon and thinks “lemonade,” so when he considers sending a son or daughter off to college, he thinks, “what a terrific real estate investment opportunity!”
Believe it or not, that’s what some parent-magicians have done—although, for sure, it’s a strategy that takes the right props: a combination of institution, neighborhood, child and available capital—plus the willingness to do the homework every good real estate investment takes. With all of them in place, it’s more than possible to actually incubate a long-term gain from an ever-more-expensive college foray.
Buying an investment property that will house your child plus a select crew of roommates can do more than ensure that they have a safe and comfortable place to concentrate on their studies. The calculation is almost as straightforward as any other rental opportunity: for kids who will live away from home, over a four year period, average accommodations will run between $36,000-$42,000. Aside from the offspring’s undying gratitude, that normally comes as a straight loss. If an off-campus residence is acquired as a real estate investment, that same outlay could (presto! chango!) turn into a substantial deposit on a rental property that the family owns.
You don’t have to be Harry Houdini to investigate the benefits any North Las Vegas real estate investment can bring—nor one that could magically appear if your high schooler is accepted to an out-of-town college.
The possibility of a real estate investment should always be a card up your sleeve when you think about building your retirement portfolio.

Summerlin Luxury Home Market See Values Heating Up

If you own a luxury home in Summerlin, this will be good to know: according to researchers at DataQuick, the number of homes sold at more than $1 million rose nationally by 37% in the first half of 2013. Last Friday, the Wall St. Journal headed its Mansion section with "the recovery in high-end real estate," and Bloomberg reports that luxury home prices in the biggest four cities that had fallen nearly 46% during the downturn have now more than doubled.

If the formerly-missing luxury home buyers have been buoyed by record-breaking Wall St. returns, it’s not surprising that they’re now ready to come out of hiding. For some owners of luxury homes in Summerlin that’s what they’ve been waiting for.

Of course, marketing a luxury home in Summerlin takes a deft hand. Selling any product in the luxury category requires some familiar skills: since the price tags are top-tier, the buyers require service and goods to match. The ‘customer’ is a successful person; someone whose time is important; who is likely well-schooled in discerning quality that goes beneath the surface and who won’t hesitate when it comes to making important decisions.

Summerlin Luxury Home Market See Values Heating Up.  That's right. To appeal to discriminating prospects, you need first class marketing. Briefly, here are some of the technical points I advise my clients to keep in mind when I list their luxury homes:

We will be targeting a very narrow segment of the population. Our advertisements need to be placed on websites and in luxury publications that those buyers frequent. It’s important to realize that placement in elite publications will enhance a property’s perceived value by association.

When people purchase a luxury property in Summerlin, they aren’t just buying a house, they are reinforcing a preferred way of life. That means the community should be a prime selling point. You have insider knowledge of your community—knowledge that I as your agent can use in marketing. When potential buyers have a sense of being in the know, it allows them to more confidently picture life in their new community.

Successful people usually regard themselves as standouts because, well…they are! It’s hard to find the luxury home buyer who wouldn’t choose a distinctive property over one that, even though luxurious, isn’t special in some way. That’s why we carefully identify the points that make a luxury home in Summerlin unique—then tell that story!

If you are preparing to sell your Summerlin luxury property, it’s also important to team with a
Realtor with the contacts and networks that keyed to that segment for a completely confidential property evaluation, click here to meet for coffee
