An Open House in North Las Vegas is Like Your Own World Premiere

Your first open house in North Las Vegas can be compared to a movie’s world premiere. We may not have strobes flashing and paparazzi jostling each other, but all eyes are definitely on the above-the-title headline star: your house.
It’s a star that has to look its glamorous best, too, or the fans will be disappointed. The purpose of any North Las Vegas open house is to sell buyers on the largely emotional dream of potentially owning your home. Doing so means banishing everyday imperfections—the debris created by daily living—from the stage (at least to the extent it’s practical). Absolutely essential is insuring that the whole property, inside and out, is clean and tidy.
Your first open house is one premiere that can use some set decoration and makeup wizardry, as well. They call it ‘staging’ when a professional sets the scene, but you don’t necessarily need a pro stager to make some magic happen. Clear away every bit of clutter, then open the rooms to as much flattering light as you can to create a setting that will appeal to buyers.
To insure the opening is as grand as possible, your North LasVegas open house should be literally as “open” as possible. Restricting a room or two does not play well with the critics, so unless there is a real risk in allowing visitors access, understand that any serious buyer will need to see everything. Covering things up will look suspicious—even if you know you’re just doing so because one room is a little messy. Having a room or two blocked off has been known to deter otherwise interested prospects.
Part of movie’s success depends on good word-of-mouth, so consider inviting the neighbors to stop by. They’ll be happy to receive an invitation, and their presence can also work in your favor. When neighbors are there, mingling in the lobby with potential buyers, their first-hand information about the neighborhood, schools, etc. will carry ultimate believability. 
First rate Hollywood premieres provide press kits by the score; your Realtor® should do the same. A front table should have your agent’s color fliers with all the necessary information about the house…and you can consider taking it one step farther with a sheet of your own detailing what you love about the home, the neighborhood, the local schools, shops and restaurants. It’s the kind of souvenir that can keep your house in the running when buyers decide which properties rate a second visit.

Relocating to a North Las Vegas New Home—Sight-Unseen!











 
One of the unusual situations that sometimes crops up in North Las Vegas real estate is one where the buyer purchases a house without ever seeing it. This may sound nuts—but there are circumstances (more than you’d think) where it can be the only practical solution.
Wholesalers and house-flippers, for instance, sometimes simply haven’t time to visit every property they suspect is a great buy. Other times, buyers might be relocating to North Las Vegas from out of state (or even out of the country) under a timetable that doesn’t allow them an extra visit—or even a first visit! According to the latest full-year data from the National Association of Realtors®, home sales to foreign buyers amounted to $68 billion!
As you’d guess, the risks of purchasing a house sight-unseen when relocating to North Las Vegas remain stark. Nonetheless, there are ways such buyers can protect themselves: 
Adding a contractual walk-though contingency—one which allows a final walk-though before signing at closing—is the surest protection. Sellers aren’t obligated to accept such a contingency (and in a competitive market it’s less likely to be acceptable), but if it’s allowed, it’s also a sign that the property is likely to pass muster.  
The odds of a good “sight-unseen” result when relocating to North Las Vegas grow significantly better when you present your agent with a clear list of requirements. Some important factors outside of specific house metrics could be the quality of local schools, transportation links and commuting times, crime rates, shopping and entertainment and recreation area access.
It is especially important to hire a first-class home inspector. When you can’t visit the property yourself, your inspector can be the trained eyes that prevent your inheriting unneeded maintenance issues. If the listing doesn’t give you a clear idea of how the home is laid out, requesting a video of both interior and exterior of the property is a good idea. If one isn’t available, don’t be shy about asking your agent to make a walk-through video for you.  
For anyone relocating to North Las Vegas when a ‘sight-unseen’ home purchase is necessary, choosing the best-qualified Realtor and inspector couldn’t be more important. In that situation, they become your ears and eyes on the ground!

In addition to securing the premises, North Las Vegas smart homes can help you prevent home accidents. Smart appliances can be controlled via mobile apps which allow you to turn off ovens, stovetops, microwaves and even washing machines from anywhere you establish a WiFi connection. This minimizes the risk of the kind of home fires which can be caused by unattended appliances.
