Toward an On-Target Aliante Real Estate Listing Price

There is less guesswork than you might think about establishing an on-target Aliante real estate listing price. There is really very little mystery:
When you hear your Realtor™ refer to ‘the comps,’ you probably think of them as the printouts of the Aliante real estate listings which are comparable to your own property. More comprehensively, a CMA, or Comparative Market Analysis, also includes a broad look at pending and completed sales, as well as withdrawn listings. That analysis will also include and account for differentiating factors, such as upgrades you have made to the home, location, and other features that make your home unique.
Market conditions will also play a strong role in developing a real estate listing price that’s likely to attract serious buyers. If conditions indicate a seller’s market, it means that there aren’t many homes available for sale. Contrarily, if it is a buyer’s market, recent trends show that numerous homes are available for sale, but buyers are in short supply. Other factors can come into play. If an area has become economically depressed, for instance, pricing a home on the higher end of the standard is more likely to result in a higher DOM (days on market).

Staging your Aliante home for showings will always be a time-eater. The word itself is indicative: “staging” means transforming your busy household into a theatrical set. In addition to thoroughly cleaning every nook and cranny, it usually means spending on paint and a variety of minor supplies to tweak the production. Then comes the actual visits by potential home buyers, sometimes interrupting your schedule (sometimes with very little notice).
If you have kids, keeping the staging in pristine condition must clear an extra hurdle. When the kids spill food on the floor (or leave toys underfoot for potential home buyers to trip over), selling your home can turn into a hand-wringing ordeal. It needn’t be. Here are a few sanity-preserving pointers:
Designate one room for the kids
While it may be impossible to totally prevent kids from being messy, we can keep the youthful chaos quarantined to one room. Designate the place in the house that will be the “kid’s area” so that the cleanup in advance of a showing becomes more manageable.
Keep the show towels separate from the real towels
A successful Aliante home staging routine pays special attention to focal points in the kitchen and bathrooms. Both should come as close as possible to a model home’s—which makes it crucial to keep a separate set of unused towels and floor mats to switch in whenever the home is going to be viewed. (There should be no secrets within a family, except maybe for this one: make sure the kids don’t know where you hide the show towels!)
Clear the “stage”
There are many items we keep handy that aren’t essential for day-to-day living. Whether it is unnecessary pieces of furniture or extra boxes full of toys for the children, these things combine to contribute to a sense of cluttered spaces. Stashing as much clutter as possible in a temporary storage unit will make your staging cleanup jobs much easier. It will also contribute to the clean uncluttered appearance home buyers find appealing.

Real Estate Roundup, 2013 Edition, Sizzle and All!




It’s time for this North Las Vegas real estate observer to tackle the New Year’s roundup of the Year in Real Estate (along with the traditional disclaimer that, since the actual statistics won’t be tallied until 2014, this has to be a lot more sizzle than steak!) But this is one time in the year when we North Las Vegas residents get to take pause to relax, perhaps put a bottle of bubbly in the fridge for later on, and take a sweeping view of the general direction of things across the land.

If you’ve been reading here throughout the year, you already know that 2013 North Las Vegas real estate activity might easily justify chilling a superior vintage champagne: it’s been a pretty darn good year! A smattering of last week’s press reports confirms it:

  • ·         From the East Coast to Oahu (where there was a “1 in 3 chance” that if you sold a house, it was for more than the asking price), reports were of steadily rising prices.

  • ·         The Business Insider reported that the Big Apple “managed to shatter several real estate records in 2013.” One of the records was a tidy listing for a modest little 62,000 sq. ft. private coop residence. Sure, $130 million may sound a little steep to us here in North Las Vegas, but that might be because so few of our digs have 82-foot swimming pools or tennis courts…at least not indoors, inside our five-story apartment atop a skyscraper.

  • ·         More down to earth might be NAR’s assessment that “Housing prices rose faster than expected” — with a lot of credit given to the fact that “affordability remained high.”

  • ·         Another factor: “More first-time buyers” were entering the market due to “rising rents and pent-up demand.”

  • ·         Following suit, the Dallas News was touting a local home market that “came roaring back in 2013;” one that had “builders rushing to keep up with demand for new houses.”

  • ·         The Realtor® web awarded credit for the strong real estate year to “Low mortgage rates, all-cash buyers, and tight inventories” that sustained the housing market recovery. Our North las Vegas real estate saw much of the same.  

  • ·         There was one notably bleak spot: “ACT real estate hit hard by election” the Times reported. “Uncertainty” about election politics had created “subdued performance during the year” and some “negative house price growth.” The best news: this was the Canberra Times – and the country was Australia!

So let’s wish those Down Under a quick turnaround; then, after a relaxing day watching the Rose Parade and a bowl game or two, let’s get ready to charge into an equally dynamic 2014.

Disclosing North Las Vegas Property Flaws Improves Buyers’ Confidence

Just Imagine that you have just moved into your new North Las Vegas property, and suddenly you are up against some serious flaw you knew nothing about. Added on top of the normal moving turmoil: now there’s this! You didn’t have a chance to fix things up before you moved in because you were totally in the dark concerning the problem.  Imagine the frustration, disappointment, and anger… Enter: lawsuit.
In other words, for you as a seller, there are some pretty convincing reasons to do unto others as you would have them do unto you.
A disclosure is a written statement describing your obligations under state and local laws regarding property flaws you know about. Your disclosure might include structural defects—like leaking windows or cracks in the foundation. It might include landscaping problems, like a branch that endangers a power line; and in some areas could even include air pollution or other environmental factors beyond your control. Any North Las Vegas property issues that the law specifies must be disclosed before the sale is finalized.
The consequences for not following the law can be serious: they could mean a lawsuit seeking the cost of repairs and other damages. In any case, you will want to insulate yourself from these risks by making sure you’re informed about the state of your property in Las Vegas and by disclosing issues whether or not they are discovered during inspection.
Full disclosure isn’t just the surest way to protect yourself from future legal action — it also lets you rest easy knowing you’ve done the right thing. Don’t assume a buyer will lose interest in your property because there are flaws. All properties have them, and by helping your buyers make informed decisions on what they want to do before they move in, chances are you’ll boost their confidence about the transaction. You’ll feel good knowing that you treated your buyer as you’d want them to treat you, and you’ll feel even better knowing that some non-disclosed property issue won’t come back to haunt you.
